A. PTB will bill you after the tax rates are set for the year you applied for. You will receive an invoice from us once your reduced assessed value is reflected in your school and general tax bills*.
* For Glen Cove savings will only be reflected in the County General Tax bill.
A. Our discounted fee is 30% of the difference between what you would’ve been taxed for the current tax year with the tentative assessed value and the actual current year’s taxes calculated with the new reduced assessed value and current tax rates minus any exemptions. Please keep in mind, because the tax rates change every year you cannot compare your previous year’s tax bill to the current year’s tax bill.
A. Your school and general taxes are calculated by multiplying your taxable value (assessed value) by the annual tax rate. The tax rates change annually. So even if your assessed or taxable value stays the same your taxes can go up if the tax rates increase.
A. When you grieve your taxes, we challenge the assessed or taxable value of your home. The tax rates are set by the individual authorities. If the grievance is successful then the annual tax rate is multiplied by the new reduced assessed value instead of the original tentative value. Thereby lowering the taxes you would have to pay.
A. You can visit the Nassau County land record viewer website at https://lrv.nassaucountyny.gov/ and enter your property information.
A. If you have Basic or Enhanced Star, it is reflected on your tax bill as a credit or you receive a credit check from New York State.
A. Nassau County starts the process 18 mos. in advance. Your Assessed Value is reduced prior to the release of the current tax bills therefore you will not receive a refund in most cases. We only bill you after your savings have already been reflected in your tax bills.
A. If you pay your property taxes with your mortgage, your financial institution will make reduced payments to the taxing authorities. If the reduction we secure for you is greater than the tax rate increase for the year then you may get a refund or your payments may be adjusted by your mortgage company.
You have to speak to your mortgage company and ask them to do an escrow analysis to see if your payments can be adjusted or if you qualify for a refund from an escrow overage. You can forward them the official Determination Letter from Nassau County that we send you.

For example: Your assessed value reduction was 6% and the tax rate increased 5% you may not see much of a difference but if your reduction was 25% and the tax rate increased 5% you should see a significant decrease in the tax portion of your mortgage bill.
