A. Tax grievance is the process by which a homeowner can challenge their assessment. An assessment is assigned to your home by the local assessment department. It is supposed to be a certain percentage of the fair market value of your home and this may change annually. As a result, homes with higher values have higher real estate taxes than homes with lower values.
A. Nobody comes to inspect your home for a tax grievance.
A. Your assessed value cannot increase because of a tax grievance. It can only stay the same or be reduced.
A. Although you don’t need to use an agent to process your grievance, having a representative handle the grievance for you makes your life simpler. You don’t need to worry about missing deadlines or misplacing letters. You can also rest assured that you have experienced, knowledgeable representatives doing the best they can to secure a reduction for you.
A. No, you can only have one company process the application for you. If you sign up with more than one company, it will delay your application and possibly result in a denial.
A. You can still apply for a tax grievance. Your exemptions will be unaffected.
A. Our discounted fee is only 30% of your tax savings if payment is made within 60 days of invoice. After 60 days the fee is 50%. It’s your hard-earned money. Don’t throw it away. Of course, if there’s no reduction there’s no fee! (see billing FAQ for more info)
A. Having an application on file lets buyers know that you care about paying your fair share of taxes. A buyer is less likely to buy a home if it has high property taxes. So you want to make sure your home is fairly taxed in a competitive market. Due to the deadlines, new homeowners may miss out on a year of grieving if you don’t already have a grievance on file. Switching the process over to the new homeowner is very easy by signing a Takeover agreement.
A. Sale of property does not void the agreement. If you get a reduction, you are responsible for payment of our services unless a takeover agreement was signed by the new home buyer and returned to us.
