Understanding Property Taxes

Before you can apply for a property tax grievance it is important to understand your property taxes. According to Real Property Tax Law in New York State, your property taxes are supposed to be calculated based on market values. So the higher the value of your home, the greater your share of property taxes will be. Market values are determined by the assessment of your home. Assessments are set by the county assessor. Assessments should be proportional to home values but because home values fluctuate over time, assessments sometimes become excessive. If your property’s assessment is too high then you could be paying more taxes than you should be. When you file a tax grievance, you are actually challenging your property’s assessment. You are claiming that the assessed value of your home is too high and as a result you are paying more than your fair share of taxes. This process is called filing a tax grievance. PTB will evaluate your case and can advise you on whether your property could benefit from a tax grievance. When you appoint PTB as your exclusive agent, we will handle all the paperwork required and will attend all meetings and hearings that are necessary.

How Does The Process Work?

1. Sign and send property tax grievance authorization agreement to PTB.
2. Receive confirmation of receipt of agreement.
3. PTB will work on your property application. We will use our technology, resources and experience to prepare your case.
4. PTB will submit your application to ARC. PTB will handle all the paperwork necessary and will attend all meetings and hearings that may be required. PTB will work hard on your case so you don’t have to.
5. Patiently wait for ARC of Nassau /County to respond to our appeal
If desirable results are achieved, the savings will be reflected in the next tax bill generated.
6. If desirable results are not achieved we will appeal and case will proceed to SCAR ($30 court imposed fee will apply). This may take a few months due the quantity of SCAR appeals filed.
7. If is decided in our favor than the savings will be reflected in the next tax bill. If the tax bill has already been paid a refund will be given for overpayment.
8. If no reduction is achieved no worries. You do not owe anything. If there is no reduction there is no fee. You can reapply next year.
